Kilas
Investment Corporation –
Neighboring Nof Zion
Kilas Investment Corporation is a
foreign-based company, incorporated in Panama,
50% held by Digal. Kilas holds rights, on
the basis of a capitalized development agreement
intended for hotel activity, for an area of
some 5.2 acres (roughly 4 acres net of public-service
areas) adjoining Nof Zion.
The company is working toward the rezoning
of some of the land from hotel activity to
residential, so that some 80 housing units
can then be built there (50% being the company’s
share) along with a 150-suite hotel (50% being
the company’s share).
Kilas Cable Car Factories Limited is authorized
to plan a cable car alongside the route of
Goldman Promenade and leading from the promenade
toward the Old City of Jerusalem.
Head Master, properties in the
Rothschild–Yavne–Shadal district
of Tel Aviv
In October 2000, Head Master Ltd., a 50%-owned
subsidiary of Digal, purchased real-estate
properties on Shadal, Yavne, and Nachmani
streets in Tel Aviv.
Among the properties:
• Ownership rights for the shop level
and gallery level in the building at 31
Yavne Street, Tel Aviv (Yavne Tower)
• Full ownership rights for the underground
parking lot at the 31 Yavne Street tower,
106 parking spaces
• Full ownership rights for the lot
on which a 3-storey building, earmarked
for preservation, is built on 8 Shadal Street,
Tel Aviv
Currently the company is working, together
with the owners of rights for an adjacent
lot, to advance a plan for unilateral unification
and reparcellization with building rights
of 450%.
The plan will allow a tower of offices and
apartments to be built above the protected
buildings, with parking, by use of the unexploited
building rights from the adjacent lots.
The office and apartment tower will reach
to a height of 26 storeys, while preserving
the existing building at 8 Shadal Street,
Tel Aviv.
At 84 Rothschild Boulevard in Tel Aviv,
Head Master Ltd. purchased a building (an
80% holding) where a boutique hotel of 43
rooms with a luxury spa is planned.
